BEAM ME UP

The main issue we ran into when opening up the main floor was this load-bearing beam—to stay on budget, it had to stay put. Working with Celtic Finishing, we used cladding to make it look like an intentional design feature rather than something that needs to be there to prevent the room from collapsing.

CUSTOM AND COHESIVE

Does the mantel look familiar? We used the same wood here as we did on the beam to create this sturdy, one-of-a-kind feature. Speaking of double duty, we also borrowed some of the gorgeous marble-look porcelain slab from the kitchen to build out this floor-to-ceiling mantel. The result: A fireplace that is not only a focal point of the main floor—it’s a stunning feature that ties everything together.

JUST BREW IT

A coffee station is a smart, easy way to set the scene when staging your kitchen—potential homeowners will immediately picture themselves whipping up their morning coffee. The beauty of this particular nook is that you can tuck it away when it’s not in use, thanks to the cabinet panel it’s hidden behind.

Rosanne needed to put her house on the market after her partner passed away, and she wanted the renovation to respect what it meant to him. With the support of her sister-in-law, Allison, we came up with a plan to turn this cramped single-story into a warm, family-friendly space. We gave the entryway a major upgrade, adjusted the location of the kitchen, and removed a wall to create the ultimate entertaining area. Four weeks later, Rosanne’s home was one of the most desirable properties in the neighborhood—and proved to be worthy of its full list price. Congrats, Rosanne!

MIRROR, MIRROR

Like most of the other areas in the home, the dining nook is small, so we pulled out all the stops here. An easy trick for making a space appear bigger is to use a large mirror to reflect the light and give an illusion of depth; this large round option was (literally) the perfect fit. We also were extra thoughtful from a staging standpoint—placing six chairs around the table enables potential buyers to see themselves hosting dinner parties and game nights

STYLISH SEATING

Speaking of seating: Adding accent chairs to a living space provides bonus seating for guests without taking up as much room as sofas or overstuffed armchairs. The key is to find ones that are as stylish as they are functional (meaning no folding chairs!). We especially love this leather and chrome lounge chair, which we softened with neutral textiles, and this retro velvet barrel chair, which we elevated with task lighting and a cozy throw.

BLACK AND (FORMERLY) BLUE

Rosanne’s dated blue bathroom had us feeling very blue. As the home’s only full bathroom, it needed to be fit for a family and impressive enough to match the rest of the renovations. We took a dark route, adding a handsome black marble vanity with custom storage beneath. The seamless countertop and sink only enhance the five-star feel of the space.

Enter plan B: Fix up the place to sell it, then move on to a sprawling acreage. Since they’ll never see the value in the work they’ve already put into the place—like installing a new furnace and windows—until it’s completely done, we swooped in to help out. AN EXQUISITE ENTRYWAY

Stairs and railings often get overlooked in the chaos of a renovation, so buyers will appreciate a custom staircase like this one! We updated the spindles from wood to wrought-iron, installed a more modern handrail, and ran the light oak hardwood flooring up the stairs for a seamless effect. Matte black accents like this stunning multidimensional pendant contrast nicely against the overall white tone of the entryway.

A FRESH FIREPLACE

This simple white fireplace surround is a great money-saving alternative to expensive stone or tile—we just drywalled and painted over the existing brick fireplace. It makes for a fresh, modern focal point, which we flanked with muted dark gray walls. As a finishing touch, we staged the room with furniture and decor that echo the simple color scheme.

CLEAN EATING

Over in the kitchen, we ripped out everything and started from scratch so we could position the sink in front of the window overlooking the yard—this will make doing the dishes slightly more enjoyable! Sleek white cabinets give the room a super-clean feel, while the light oak flooring keeps things from feeling too stark. We also added points of interest like vertically stacked subway tile with dark grout and matte black appliances.

With three kids under seven—including an adorable set of twin boys—Nicole and Matt had completely outgrown their 1,200-square-foot starter home. Plus, everything inside looked so tired: The layout was begging to be opened up, the kitchen needed every upgrade imaginable, and the sole bathroom was nowhere near a calming oasis. It took us four weeks to transform this ’50s-era house into an airy space that a new family could see themselves settling into. Keep reading for our favorite design features from this renovation!

BANQUETTE STATEMENT

For a high-impact dining area, we created a focal point with a custom upholstered banquette, a bookended storage unit, sleek accent lighting, and an elegant table setting. This stunning setup will dazzle potential buyers and is well worth the investment, as it will last for years. (Plus, those LED sconces can be installed indoors or outdoors, in case the new homeowners want to repurpose them.)

STACKING UP

When there’s only one bathroom in the house, it has to be impressive. In Nicole and Matt’s case, that meant totally gutting the space: the vanity, toilet, bathtub, lighting, fixtures, door—all of it got upgraded. We added extra visual interest on the walls by stacking glossy subway tiles vertically instead of using the typical brick pattern

A COZY CORNER

If your bedroom is on the small side, adding a sitting area is a great way to maximize the square footage you do have. Instead of putting one piece of bulky furniture in this open corner, we set up a reading nook with a velvet armchair, task floor lamp, and sculpted end table that’s the perfect spot to keep your books-in-progress. We even had enough space to bring in some (faux) greenery!

We were mentally renovating Catherine’s home before we even walked in the front door—because half of the exterior was eclipsed by shrubbery! In addition to the overgrown landscaping, the interior layout was choppy and things were falling apart in every room. (Oh, plus the asbestos.) Luckily, none of it was too much to overcome in five weeks. We added cohesiveness with hardwood flooring throughout, updated both fireplaces, and poured a lot of Catherine’s budget into the kitchen cabinetry and appliances. And, of course, we had fun infusing smart design features wherever we could.

A WARM FRONT

This house had a tired exterior and zero curb appeal. We started by editing the existing vegetation and bringing in new plants and trees for colorful impact. We also updated the exterior paint color, installed a powder blue front door, replaced the red brick with a gray stacked stone, and constructed a brand-new walkway so buyers have a clear path right to the front door. Say hello to the home’s fresh, elevated first impression!

A DEFINING MOMENT

Originally, Catherine’s dining room was just kind of floating between the kitchen and family room. So we carved out a space in front of the bay window and defined it with a faux cowhide rug and an elegant overhead lighting fixture. We also more clearly defined the living room on the other side of the house—it had been sending mixed messages with both a workstation and a lounging area.

SETTING THE STAGE

We ripped back the kitchen and gave it new life with sophisticated cabinetry, windows in place of the leaky French doors, and a suite of dreamy new fixtures and appliances. And since Catherine was putting this home on the market, staging each room so that potential buyers can picture themselves living, eating, and sleeping there was just as important as the permanent upgrades. In the kitchen, for example, we set out an open cookbook and a few simple food prep items.

“House of oddities” is a spot-on description for Ada and James’s home when we first saw it. From the weird diagonal flooring to the clunky fireplace surround to the misguided DIY mudroom to the abundance of windows and recessed lights, there was a lot holding this place back from getting top dollar on the market. Luckily, they were all (relatively) easy fixes. Once we got the kitchen, living and dining rooms, and master suite updated and completely functional, we added custom design touches to make this home extra special—and extra appealing to potential buyers!

MASTER MARBLE

One of the most valuable upgrades we made to this house was the overhaul of the master bathroom. After changing the location of the entry and adding a pocket door, we got to work adding tile and fixtures that evoke a glamorous, spa-like feel. While the double vanity is a total showstopper—check it out in the before and after gallery above—there’s also beauty tucked away in the shower with this honed marble.

GOOD AS GOLD

We remodeled the kitchen by shuffling around the existing cabinetry and bringing in additional cabinets in a neutral hue. To increase saleability, we also upped the size of the island and installed a state-of-the-art appliance package. Finally, it was time for some elegance and sparkle in the form of this geometric marble and brass backsplash—it replaced a hideous faux brick tile that reminded us of a bad rash.

SITTING PRETTY

The master bedroom got a refresh with a new set of doors, a fresh color palette, and comfy furniture and linens. After all that, there was still enough space to stage a sitting area filled with cozy textures and soft shades. (Can’t you picture yourself curling up in one of those chairs with a good book?) This is now a master bedroom that will help sell the house.

After beating breast cancer last year, Jennifer and her husband, Alex, were ready for a fresh start. A big part of that meant finding the home of their dreams—and a big part of that meant selling their current house for top dollar. The place had good bones, including a breathtaking view from the living room, so it didn’t need a complete overhaul. But we still found plenty to do, like combining the kitchen and living room, upgrading the kitchen appliances, and installing hardwood floors throughout. OFFICE SPACE

We knew immediately that we wanted to turn the bedroom situated right by the front door—which belonged to Jennifer and Alex’s daughter, Hope—into an office. But not your typical office! We painted the walls a deep charcoal green and added stylish lighting, furniture, and decor that we knew would catch buyers’ attention the moment they enter the house.

FOCAL FIREPLACE

Even before the renovation, this living room was a showstopper thanks to its floor-to-ceiling peaked window and stunning views. But the rest of the space needed to step up its game. After taking down walls to pave the way for clear sightlines from the front door, we made major changes to the fireplace: moving it from a cramped corner toward the center of the room, adding a beautiful white quartz surround, and building simple millwork up to the ceiling.

TEXTURED TILES

This kitchen is now nearly unrecognizable! We merged it with the dining room, added two-tone cabinetry, and installed a truly enormous island that can accommodate a family of any size. In addition to those big changes, we implemented more subtle upgrades—like this cloud-colored backsplash with a diagonal weave. This bit of texture adds visual interest as well as value to the home.

Catherine and Nick were struggling to sell their two-bedroom home in a market full of three- and four-bedrooms. To make their property more competitive, we packed as many value-adds into this renovation as the couple’s budget would allow. We turned the unfinished basement into a versatile living area with its own bathroom (complete with statement floor tile, a quartz slab shower, and a custom vanity). Upstairs, we prepped the kitchen for sale with shiny new appliances, countertops, and paint, as well as stunning sliding glass doors in the adjacent dining room. Finally, we staged the entire home with furniture that ensured a great flow for welcoming friends, family, and—most importantly—potential buyers. By the time the reno dust had settled, we had a real contender on our hands!

GETTING PLASTERED

The original bulky fireplace didn’t make sense—it jutted out from the wall and took up too much space in the living room’s tight quarters. We turned it into a floor-to-ceiling feature wall with a plaster finish, modern linear insert, and eye-level niche for a large flat-screen TV.

SLEEP ON IT

Another space-saving measure: To maximize the small footprint of the basement, we transformed it into an open, multipurpose room. We removed walls and installed a Murphy bed to create a pop-up bedroom for overnight guests. When the bed is folded up, the basement can be used as an office, playroom, or bonus area for entertaining. This setup proved to be an incredible added value for the listing!

 

A COUNTER OFFER

This kitchen was need of a simple refresh—not a major reno—to get it ready for sale. We painted the existing cabinetry in fresh neutral colors (the uppers are Benjamin Moore Chantilly Lace, and the lowers are Benjamin Moore Grey Owl). But the biggest impact was made by installing a new backsplash and countertops. Using the same quartz for both provides a sleek, cohesive feel that proved to be well worth the investment.

Missy and Jay live in a posh neighborhood that’s full of beautiful homes, so theirs needed custom features and designer finishes to stand out from the competition. We started by opening up the kitchen and living room, installing fresh hardwood throughout the main floor, and creating a memorable entryway with geometric patterned wallpaper. In the kitchen, we went with a two-tone palette: sleek white cabinets and a contrasting navy island, plus an elegant pearl-finish backsplash. Elsewhere, we infused a sense of grandeur: A pair of floor-to-ceiling curtains in the living room call attention to the room’s height (and give the illusion of one big window), and a freestanding soaker tub and glass shower crank up the swanky hotel feel of the remodeled master bath.

CHIC CHEVRON

In the sunny bonus area, we installed beautiful porcelain floor tile with a wood grain glaze—and painstakingly arranged it in a wide chevron pattern—to create interest down below. We staged the room as a space for adults to relax and play games, but it can also be used as an office or for crafts. No matter its purpose, everyone will want to spend time here.

NEED TO VENT?

The sleek navy island isn’t the only stunning feature in the kitchen. The vent hood, created by the genius metalworkers at Elemental Arthouse, is a custom piece that adds a designer touch and makes the space feel even more high-end. Plus, it complements the gold hardware like the faucet and drawer pulls.

BYE-BYE, BALCONY

Sometimes it’s not what you add—it’s what you take away. This interior Juliet balcony was outdated, awkwardly placed, and taking away from the living room’s high-end potential. In a word: useless! (Seriously, what is its purpose?!) We removed it, drywalled over it, and built a grid gallery wall instead. Sorry, Romeo.

Nashville-based musicians Lisa and Lee Roy knew it was time to move on from their charming three-bedroom home, but it was nowhere near ready to sell for top dollar. Just a few of its issues: The kitchen was aesthetically stuck in the ’50s, the living room was cluttered with bulky recording gear, and built-in bookshelves were eating up valuable real estate in the great room. We properly defined each of these spaces—which involved opening up the cramped galley kitchen—then staged it with inviting furniture and decor. Lee Roy summed up this reno best (and might’ve written another hit country song in the process): “You gotta get out with the old to get on with the new.”

A HOUSE DIVIDER

We loved this storm door’s intricate design, but we didn’t love its bright red color or the fact that the paint was chipping. Instead of throwing it out with the kitchen cabinets, we gave it new life by painting it black and welding legs onto the top and bottom. Then we repurposed our creation as a room divider inside the house, between the living and dining areas.

HEARTH OF THE MATTER

To make the great room truly great, we focused on the fireplace. We added a clean floor-to-ceiling drywall feature and built out a gorgeous hearth below to capture a modern, casual, and inviting vibe. We actually cladded the existing hearth with this marble-effect slab—it’s Sapienstone porcelain in Calacatta Statuario, with a natural finish—so we didn’t have to demo what was already there; we also utilized the existing firebox to save on costs.

POWDER UP

Replacing the powder room carpet with sleek gray tile was only the first step in this space’s massive transformation. We also created a dramatic X-and-O-pattern feature wall and installed a handsome wall-mounted faucet above the custom vanity—situated there, the faucet becomes part of the wall’s intricate design. Altogether, it looks like what you’d find in a swanky high-end hotel.

We added some much-needed curb (and living room) appeal, reconfigured the kitchen layout to make it feel even bigger, and turned the upstairs bonus room into a place worth spending time in. With no major structural issues in sight, we were able to dedicate a good chunk of the budget to custom design features throughout.

A GRAND ENTRANCE

On the exterior, we replaced the grungy front door and spruced up the landscaping to create a truly standout first impression. And to keep potential buyers intrigued upon entering, we added contrast to the staircase with a coat of dark paint on the banister—it’s a simple yet sophisticated touch.

A STUNNING SET

As you linger in the beautiful new entryway, the adjacent living room just past it will undoubtedly grab your attention. Technically, this space’s focal feature is a brand-new fireplace that draws the eye up, up, up to the soaring ceiling. But the three-tier chandelier we installed overhead is such a showstopper, too, that we set up a mirror on the mantel so it can be admired from every angle.

FLOTATION DEVICES

What started out as bland room with exercise equipment and questionable carpeting is now the perfect entertaining area. We added style in the form of new flooring, fresh paint, a media center, and a fully functional bar that stretches the length of the back wall. And while we love a good bar cart for displaying boozy accoutrement, we opted for floating shelves here as the finishing touches. You know we’re all about those shelfies!

WELCOME TO THE DARK SIDE

Removing the kitchen’s clunky pantry allowed us to install twice the amount of cabinets, all in a bold navy hue. (It’s actually very similar to the shade Drew used in the den of his and Linda’s Honeymoon House!) Rounding out the room are quartz surfaces, a marble tile backsplash, and brushed gold hardware. You’ve heard us say this before, for sure: A showstopping kitchen will sell any home, especially when it looks like it belongs in a magazine.

A FIERY FOCUS

This living room needed a worthy focal point, so we updated the fireplace with a black slab surround and hearth. We topped it with a super solid (and super stunning) reclaimed wood mantel, which provides visual contrast, adds value to the space, and doubles as a rustic bookshelf—all at the same time!

LOOKING UP

Jonathan can’t stop, won’t stop putting printed wallpaper on ceilings. He mastered this skill on the most recent season of Brother vs. Brother; it’s no easy task, but the payoff is an incredibly stylish surprise. (Think of it as the accent wall’s edgy cousin.)
